Central Florida’s luxury market is spread across several distinct areas, but current 2026 sales data shows buyers continue to place a premium on Windermere, Winter Park and Lake Nona. Each market offers something different — from lakefront estates and golf communities to walkability and newer construction.
Windermere Remains the Luxury Price Leader
Windermere continues to command some of the highest residential prices in Central Florida. In July 2026, the median single-family sale price reached approximately $1.16 million, the highest among several major Central Florida markets analyzed through REALTOR® Property Resource data. Communities such as Isleworth, Keene’s Pointe and the Butler Chain of Lakes continue to attract buyers seeking privacy, waterfront property and large luxury estates.
Winter Park Commands a Premium Per Square Foot
Winter Park’s median single-family sale price was approximately $889,000 in July, but its $440 median price per square foot was higher than Windermere, Lake Nona and many surrounding markets. That premium reflects the limited supply of homes near Park Avenue, the Winter Park Chain of Lakes and the city’s established neighborhoods.
Lake Nona Continues to Attract Luxury Buyers
Lake Nona posted a median single-family sale price of approximately $782,000, with luxury properties inside Lake Nona Golf & Country Club reaching substantially higher price points. New construction, golf, proximity to Medical City and the area’s master-planned lifestyle continue to make Lake Nona an important part of Orlando’s expanding luxury market.
The Bottom Line
Luxury buyers are not concentrating in just one part of Orlando. Windermere leads on overall pricing, Winter Park commands some of the strongest price-per-square-foot numbers, and Lake Nona continues to grow as a newer luxury destination. For buyers or sellers evaluating Central Florida luxury real estate, understanding these differences can be just as important as looking at the overall Orlando market.
