While much of the housing market has become more balanced in 2026, Florida’s luxury market is showing surprising strength. According to Florida Realtors, closed sales of single-family homes priced at $1 million or more increased more than 27% year over year in July 2026. Luxury condo and townhome sales above $1 million climbed more than 31% during the same period.
Luxury Buyers Are Behaving Differently
Higher mortgage rates continue to affect the broader housing market, but luxury buyers are often less dependent on traditional financing. Larger down payments, cash purchases and accumulated equity can make higher borrowing costs less significant at the upper end of the market. Earlier this year, that strength was especially noticeable in ultra-luxury real estate. Florida sales between $5 million and $10 million increased more than 31% during the first quarter compared with 2025.
Orlando’s Overall Market Is More Balanced
The broader Orlando housing market tells a different story. According to the Orlando Regional REALTOR® Association, Orlando had approximately 12,043 homes for sale in July, with homes spending an average of 64 days on the market. Months of inventory increased to 4.4 months, giving buyers more choices and negotiating power than they had during the highly competitive markets of recent years. That contrast makes luxury real estate particularly interesting in 2026: the overall market is becoming more balanced while high-end buyers remain active.
What Does This Mean for Luxury Sellers?
Luxury homes can still command strong interest, but buyers are increasingly selective. Pricing, presentation, professional marketing and understanding the competitive luxury inventory are critical.
