How Much Negotiating Power Do Orlando Luxury Buyers Have in 2026?

September 29, 2026

Luxury buyers in Orlando have more negotiating power in 2026 than they have had in several years — but that doesn’t mean every seller is ready to make a deal. The biggest change is simple: buyers have more choices and homes are taking longer to sell.

More Inventory Means More Leverage

According to the Orlando Regional REALTOR® Association, the Orlando area had 12,043 homes available in July 2026, representing 4.4 months of supply. Homes also spent an average of 64 days on the market. That extra market time can create opportunities for buyers, particularly when a luxury property has been listed for several months or has already experienced a price reduction. In fact, 68% of Orlando-area REALTORS® recently reported seeing more seller concessions than they did last year.

But Luxury Demand Is Still Strong

Buyers shouldn’t assume every luxury seller is desperate. Florida sales of single-family homes priced above $1 million increased more than 27% year over year in July, according to Florida Realtors. That indicates there is still significant demand for well-priced luxury properties. The result is a market where negotiating power can vary dramatically from one property to another.

Where Buyers May Find the Best Opportunities

Luxury buyers should pay particular attention to properties with longer days on market, previous price reductions, vacant homes, outdated renovations or sellers with a specific timeline. Those factors can often create substantially more negotiating room than simply focusing on the asking price. For buyers considering luxury real estate in Windermere, Winter Park, Lake Nona, Lake Mary or throughout Central Florida, understanding the individual property and seller situation is just as important as understanding the overall market. James Clark and the Alton Clark team can help identify where the strongest opportunities exist and develop a negotiation strategy based on current Central Florida market data.
